On a Melbourne laneway an ambitious addition has transformed a small, dark terrace into a five-storey family home, offering a prototype for vertical living in the inner-city suburbs.
Tesch Electrics was responsible for industry-leading lighting installation, Ubiquiti UniFi networking systems, and KNX automation wiring.
ToORAK ApaRTMENTS
This four level, multi-residential project at Heyington Place is designed with consideration to context, form, materiality and thoughtful landscaping.
The 12 finely crafted, sophisticated apartments are all three-bedroom, measuring between 165-square-metres and 320-square-metres. The building's façade projects grandeur through its scale and proportion, as is expected from a project of this nature and Toorak locale.

As Tesch Electrics was the head contractor for Channel 9’s The Block for the last 12 seasons, we worked with Ronnie & Georgia on putting together an amazing home cinema.

An impressive, landmark home along Melbourne’s foreshore, equally impressive internally with a KNX automation system, world class imported electric tinted windows on all upstairs windows, and tailored lighting selections.

Property Managers: Either email through your work order or choose to book a time on the spot. One invoice at completion with PO/WO referenced and a photo-based completion report.
Builders: no booking needed - email plans/specs estimating@teschelectrics.com.au for a staged quote (rough-in → fit-off → final) with compliance documentation.
Homeowners & everyone else: book a window online. We diagnose first, then quote any repair; once approved, materials and labour are billed on completion (card/bank transfer).
Licensed, AS/NZS 3000 compliant, tidy and on time. 12-month workmanship warranty (ACL applies).
Property Managers
Please send all maintenance work orders to - info@teschelectrics.com.au with the property address, tenant name and contact number and a brief description of the job required. We’ll handle the rest - contacting the tenant, booking the job and completing the work.
On completion, a photo report and invoice will be sent through.

How it works
• Pick a time range: Morning (8–12), Afternoon (12–3), After-hours (4–8). We arrive anytime in the range.
• No payment now. We diagnose first; simple fixes may be done on the spot.
• If bigger/parts needed: we quote first (Property manager’s can authorise “proceed up to $ inc. GST”).
• Billing: Call-out/diagnostic invoiced after attendance. Approved repairs = materials + labour on completion.

2. Bookings & service windows
a) You can book AM (8:00–12:00), PM (12:00–16:00), or After-hours (16:00–20:00) windows. Arrival is anytime within the window.
b) Exact times are not guaranteed (traffic, emergencies, safety). We’ll keep you updated.
c) We may send any appropriately licensed technician or subcontractor.
3. What the call-out/diagnostic covers
a) The booking payment covers attendance, basic testing, and diagnosis.
b) If further work is required (parts/labour), we’ll quote for approval before proceeding, unless a PM/owner approval limit applies (clause 6).
4. Quotes, pricing & variations
a) Quotes are in AUD, GST inclusive, and valid for 30 days unless stated otherwise.
b) Unexpected site conditions (e.g., inaccessible wiring, non-compliant work, hidden faults, asbestos) are variations and will be quoted.
c) Fixed prices assume like-for-like replacement and safe access.
d) Parking, tolls, permits, or special access costs may be charged at cost.
5. Cancellations, rescheduling & no-access
a) 24+ hours’ notice: no cancellation fee.
b) Under 24 hours: we may charge the call-out fee (or the scheduled after-hours call-out for after-hours bookings).
c) No access on arrival (tenant absent, wrong keys/codes, unsafe site): call-out fee applies and we may reschedule at our next availability.
6. Approvals & authority to proceed (Property Managers/Owners)
a) PM approval limit: If you provide an “approve up to $___” amount, we may proceed up to that value (labour/materials) without further contact.
b) Above that limit, or if no limit is provided, we will seek approval before works continue.
c) You warrant that you have the owner/strata authority to approve the work.
7. Payment terms
a) No charge at time of booking.
b) Homeowners: 7 days (or as agreed in writing).
c) Approved PM/Commercial accounts: 7 days (or as agreed in writing).
d) Late payments may incur reasonable admin/collection costs. We may suspend further bookings until the account is up to date.
8. Parts, materials & returns
a) Materials remain our property until paid in full.
b) Custom-ordered or installed parts are non-returnable unless required by law.
9. Safety, access & compliance
a) You must ensure safe, unobstructed access (including roof voids/ceilings) and inform us of hazards (asbestos, pets, alarms, medical equipment).
b) We work to AS/NZS 3000 and applicable standards. If we find unsafe or non-compliant work, we may isolate/make safe and quote rectification before proceeding.
c) Ladder work & heights: we may decline work that cannot be performed safely without additional equipment or personnel (quoted as a variation).
10. Asbestos and hazardous materials
If we suspect asbestos or hazardous materials, we will stop, make safe if needed, and refer to a licensed specialist. Delays or specialist costs are not included in the call-out.
11. Photos, documentation & privacy
a) We take photos and notes to diagnose, record works, and provide a completion report (PMs: for your file).
b) Photos will not show people’s faces where practicable.
c) We handle personal information in line with our Privacy Policy and only share with those necessary to perform the work (e.g., subcontractors, product suppliers, payment providers).
d) You consent to receiving emails/SMS relating to your booking.
12. Warranty & Australian Consumer Law
a) Workmanship warranty: 12 months from completion (fair use and normal operation).
b) Parts warranty: per manufacturer terms (we’ll help with claims).
c) Your rights under the Australian Consumer Law (ACL) cannot be excluded. To the extent permitted by law, our liability is limited to the resupply of services or cost of resupply.
13. Limits & exclusions
We are not liable for indirect or consequential loss, data loss (e.g., smart systems), or delays beyond our control (weather, supply chain, emergencies). We may refuse work that is unsafe or unlawful.
14. Title & risk
Ownership of goods passes on full payment. Risk in installed goods passes on delivery/installation.
15. Termination
We may cancel a booking or stop work if: (i) the site is unsafe; (ii) approvals are withheld; (iii) you breach payment terms; or (iv) circumstances outside our control prevent safe completion. Fees for work done to date will apply.
16. Disputes
Please contact us at info@teschelectrics.com.au to resolve issues quickly. If unresolved, parties agree to negotiate in good faith before further action.
17. Governing law
These terms are governed by the laws of Victoria, Australia.
18. Changes to terms
We may update these terms from time to time. The version published at the time of booking applies to that booking.
